2024 is set to be a busy year – with a General Election on the cards. This means that there’s a lot of things we as an agency will be considering this year to make sure we are informed and up-to-date on the latest processes.
This guide gives a good overview of what’s going on in the world of lettings and how it will affect you. We’ve distilled it into three of the top headlines:
- The government has committed to pushing forward the Renters (Reform) Bill – or at least banning section 21 evictions – before the next election. However, there has been no further news about whether court processes will change.
- Guidance for short-term lets continues to develop. You may have seen recently that Gove confirmed that there will be a national register for short-term lets, and councils will have more power when it comes to requiring planning permission. You can read more about it through this blog.
- Material information guidance is fully in force – which is the way that we advertise your property. This means every property listing, according to Trading Standards, should state the rent of a property, the deposit, and the council tax. Further advice means that there should be in-depth descriptions of the property and utilities – and with specific properties, (e.g. if there is a flood and erosion risk), this must now be stated on the listing.
